Weather condition and climate in certain areas in the Philippines is one of the factors that you have to consider when buying a house and lot for sale—the Cagayan de Oro climate might not be as “cool” as the Cordillera’s, for instance. Weather condition can weaken a house and may produce unpleasant consequences. Luckily, unlike other countries those with four seasons, Philippines has only two seasons: the wet and dry season. Some places in the Philippines may experience more rain than others especially in the months of June to November where tropical storms often visit the country.

There are four climate types in the Philippines and these are the following:

  • Type I. Two pronounced seasons: dry from November to April and wet during the rest of the year.
  • Type II. No dry season with a pronounced rainfall from November to January.
  • Type III. Seasons are not very pronounced, relatively dry from November to April, and wet during the rest of the year.
  • Type IV. Rainfall is more or less evenly distributed throughout the year.

How is this important? If you are looking for a house and lot to buy, there will be specific things you have to check to see if the property is of good value. Say you will purchase this beautiful house and lot for sale in Cagayan de Oro, learning about the climate in that area will also prepare you on how to protect your house once you purchase it. Since you only have to prepare for the dry and wet season, all you have to make sure it will be dry and warm during the wet season and cool during the dry season. In other countries with four season, it is also a must to snow-proof your home and watch out for hurricanes. Well, good thing we don’t need to worry about extreme weather conditions such as these. To make sure you are getting the best value for a house and lot for sale, here’s a checklist for you

  1. Check the roof. See if there are creaking parts. It will be advisable to water down the roof just to see if there will be leaks that will enter the house. It will also be good to ask when the house was last repaired so that you can also predict the condition of the house in general.
  2. Check for signs of corrosion or water stains on the walls. These are signs that there could have been leaks or the walls get moist during rainy days. Identifying these areas will help you pinpoint some of the “hidden” issues of the house that can really be affected by the weather or climate.
  3. Check if the ceilings are sagging. Water can easily tear down ceilings. If the ceilings are sagging, it could mean that the roof has holes or there are areas where the rain can seep through.

Giving importance to the weather condition in where your dream home is located will give you the best value-for-money house and lot. In the long run, being in the know will also make it easier for you to take care of your home.
